Moving Advice for Florida Condos

Practical guides for condo, townhouse and villa moves across Florida.

What is a condo Certificate of Insurance (COI)?

A COI proves your mover carries the liability, cargo and workers' compensation coverage your building requires, and names the association as Additional Insured. Without it, security can turn the truck away at the gate. Ask management for the exact requirements early and send them to your mover.

How to book a freight elevator

Contact your property manager as soon as you have a date. Ask how long the reservation lasts, whether pads are installed, and whether a deposit is needed. Book the same window at both your old and new buildings when possible.

Understanding moving-hour rules

Many Florida associations allow moves only on weekdays within a set window, such as 9 a.m. to 4 p.m. Plan for the crew to finish inside that window — larger homes may need an early start or two days.

Townhouse moves: stairs and parking

Townhouses often mean narrow interior stairs and limited guest parking. Measure large furniture, and check HOA rules about where a moving truck can park and for how long.

Villa and 55+ community moves

Gated villa communities usually need advance gate passes. Give your mover the gate contact and any check-in instructions so the crew isn't delayed.

Downsizing into a condo

Condos typically have less storage than a house. Measure your new rooms, decide what to keep before packing, and ask us about storage if closing dates don't line up.

Moving during hurricane season

Florida's hurricane season runs June through November. Keep your dates flexible, confirm your building's storm policies and pack important documents where you can reach them.
